MARKETING
We strive to market rental properties on all major sites, including Zillow, HotPads, Realtor.com, and our website! All of which is at no additional cost to you.
Houses are marketed as soon as they are vacant and available to tour. This guarantees prospective residents view a nice clean space and experience the rental homes at their best. Further, this timing eliminates confusion about the move – showing the house in a condition they can expect. It also eliminates the need to bother the current residents during the disarray and jumble of moving. We’ve discovered that listing the home before vacancy results in lost momentum and additional days on the market.

RENTS
Owner disbursements are submitted no later than the 12th of each month. A confirmation email is sent along with an Owner Statement shortly after. If the resident pays rent late, your property manager will keep you apprised of the situation, and rents will be disbursed once received and cleared. The Owner Statement will include processed invoices and a ledger of income and expenses. Please review for accurateness each month. Much of the accounting is automated, and we're all privy to technology having a mind of its own at times. Please anticipate an additional 2-3 business days for the Owner Distribution to be available in your bank account.
Our team analyzes rental rates of recently leased, comparable properties in the neighborhood to generate an accurate rental assessment. Then, with the standard set by our Rental Prep List, we work with our vetted vendors to make sure that the property is in its best condition between residents so that the highest possible rents are attained.
This does depend heavily on the market. However, to avoid a costly turnover, we will typically increase by a modest amount of no more than 8-10%.
SECURITY DEPOSITS
Resident security deposits are held in a designated security deposit trust account move out. If another agent has previously managed the property, the deposit must be transferred to Apex P.M. before the start of management with us.
For the most part, Resident damage can be deducted from the security deposit. However, wear and tear, including minor marks and nicks throughout, should be expected and is not considered damage. For detailed information on our deposit charge assessments with regard to all rental properties we manage, please refer to the Idaho Landlord and Tenant Manual.
